Is the ROI as good as they say? You've probably heard mixed reviews about investment property in the Riviera Maya, some people make over $2k a month on an $80k investment and get a 25% annual ROI. I can tell you that I have met many people who live here who own and manage their own properties and make those returns, but I can also tell you that it is not that easy. It takes work, and you should always keep an eye on your investment, especially this one. I've heard it from just about every client I've had here, that their Riviera Maya property is the best monthly cash flow investment they own. Now that I have said that, I can also state that it is not the case for everyone.

Amenities: rooftop pools, spa, gym, shopping area, restaurants and more. Most vacationers who visit the Riviera Maya usually enjoy the beach, the cenotes or the ruins all day, but then they want to enjoy being close. to restaurants and they also have a pool to hang out. If your development has a spa and other amenities, it will attract more guests if it is advertised properly. Remember that no one will know about your condo or the sweet amenities that come with it, without the right marketing channels.

BUSINESS ADMINISTRATION

Not all property managers are created equal, and the starting point is not a great one. This will always be a key factor when owning real estate. It is easier to rent your property long-term and let the tenant pay for utilities, but it will leave you at the lower end of what is possible. Managing your property that way saves you from paying a property manager 25% to 30% administration to handle reservations and cleanings for short-term rentals, along with the customer service calls and emails that must be submitted when managing a property.

Make no mistake, running your condo requires customer service and it's a job someone needs to stay on top of every day to make the most money. Some people who are naturally gifted at management and marketing do very well on their own and have been known to make over 20% returns. Most of my clients pay their initial investment between 5 and 7 years
